Earnest Money Deposit & Double Close

Earnest Money Deposit (EMD) is a buyer’s upfront payment to signify commitment in a property purchase. Double Closings involve two back-to-back real estate transactions on the same day, allowing for swift property turnover. Transactional Lending, or flash funding, offers short-term financing for rapid real estate transactions, commonly used in scenarios like double closings. This type of lending bridges the gap between the initial purchase and subsequent sale, enabling investors to maximize profits.

Important: We can only fund EMDs that are soft and within the due diligence period.
 Fee Structure:
 
$0–5k = $1,500
 
$5,001–15k = $3,000
 
$15,001–25k = $6,000
 
$25,001–50k = $13,000
 
$50,001–75k = $21,000
 
$75,001–100k = $30,000
 
 EMD loans above $100k require additional approval—thanks for understanding! But, don’t worry, you still submit the same way!
 
REQUIRED DEPOSIT
We require a 5% upfront deposit to lock in EMD funding. That means 5% of the total amount the loan is for.
The minimum deposit amount collected on all loans is $500.
 
This deposit is NON-REFUNDABLE and ABSOLUTELY credits toward your total fee for the loan.

DOUBLE CLOSE 

24-Hour Transactional Funding Fees:

Up to $500k = 1.25% (minimum fee of $1,500)

$500k–$1M = 1.5%

$1M–$1.5M = 2%

Additional days = 0.75% per day

Two title companies involved? Fee = 2%

Extra paperwork/terms (e.g. large deal, bank statments, etc)?
Fee = 1.75% OR per doc, at the team’s discretion.
